If we consider the city as the realization of civil society, its continued vitality depends on the presence of urban centers, public spaces, and efficient communication and facilities. Zir-o-Roo is not merely a residential project; rather, it is an effort to sustain life within a residential complex located on an island with limited urban infrastructure and a harsh climate.

As a result of the shifting layers of the building, two distinct spatial conditions have emerged: a lower space—covered, semi-open, shaded, and cooler—and an upper space—stepped and suspended above. The repetition of this configuration and the arrangement of these layers opposite each other define the overall structure of the project, creating a network of pathways, public spaces, alleys, and streets.

The heart of the complex is its central public space, a covered and semi-open passageway that connects the site to the city from the northwest and extends diagonally across the project, integrating a variety of amenities such as a library, café, sports club, supermarket, mosque, event space, and coworking area. At its southernmost point, this passage seamlessly links to the surrounding neighborhoods. Designed as an urban-scale public realm, this space incorporates security checkpoints on both ends, allowing for controlled access at different times. Additionally, the community garden, located in the northeast corner of the site, not only provides limited opportunities for growing fresh produce but also fosters a sense of community and active social engagement among residents

The 123 residential units are designed to optimize natural ventilation and thermal comfort through various strategies: multiple semi-open spaces, suspended courtyards, and dual-aspect layouts with windows facing each other to enhance airflow. This approach mitigates the harsh climate, promoting a more breathable and comfortable living environment. Furthermore, the interior design balances connectivity with outdoor spaces while maintaining privacy, ensuring a harmonious relationship between inside and outside.

اگر شهر را محل تحقق جامعهٔ مدنی بدانیم، تداوم حیات آن وابسته به وجود مراکز شهری، فضاهای عمومی و سیستم‌های ارتباطی و خدماتی آن است. زیر و رو تنها یک پروژهٔ مسکونی نیست، بلکه تلاشی است برای تداوم زندگی در یک مجموعهٔ مسکونی واقع در جزیره‌ای با امکانات شهری محدود و اقلیمی سخت.
در نتیجهٔ لغزش طبقات ساختمان بر روی یکدیگر، دو فضای مجزا شکل گرفته است: فضای زیرین، که سرپوشیده، نیمه‌باز، سایه‌دار و خنک‌تر است؛ و فضای رویین، که به‌صورت پله‌پله و معلق در بالای آن قرار دارد. تکرار این الگو و چینش لایه‌ها در مقابل یکدیگر، ساختار کلی پروژه را شکل داده و شبکه‌ای از مسیرها، فضاهای عمومی، کوچه‌ها و خیابان‌ها را پدید آورده است.

اجتماع پذیری:
قلب تپندهٔ مجموعه، فضای عمومی مرکزی آن است؛ گذرگاهی سرپوشیده و نیمه‌باز که از شمال‌غرب سایت به شهر متصل شده و با امتداد در قطر پروژه، امکانات متنوعی همچون کتابخانه، کافه، باشگاه ورزشی، سوپرمارکت، مسجد، فضای رویدادها و محیط کار اشتراکی را دربر می‌گیرد. این گذرگاه در انتها، از سمت جنوب‌شرق به محله‌های اطراف پیوند می‌خورد. این فضا به‌عنوان عرصه‌ای عمومی در مقیاس شهری طراحی شده است و با در نظر گرفتن فضاهای حراست در دو سوی آن، می‌توان میزان باز یا بسته بودن آن را نسبت به ورود افراد خارج از مجموعه در زمان‌های مختلف تنظیم کرد. همچنین اضافه شدن باغ اجتماعی در قسمت شمال شرقی سایت، علاوه بر ایجاد امکان کاشت محدود صیفی جات مصرفی ، تلاشی برای شکل دهی جامعه ای صمیمی و فعال می باشد.
سکونت:
در ۱۲۳ واحد مسکونی پروژه، با بهره‌گیری از فضاهای نیمه‌باز در نقاط مختلف، ایجاد حیاط‌های متنوع و معلق، و طراحی فضاهای دو‌رویه با پنجره‌های روبه‌روی هم، تلاش شده است که جریان هوای مطلوب به فضاهای داخلی هدایت شود. این رویکرد علاوه بر افزایش تهویهٔ طبیعی و کاهش تأثیرات اقلیمی سخت، آسایش حرارتی را بهبود می‌بخشد. طراحی داخلی نیز به‌گونه‌ای است که امکان تعامل با فضای بیرونی را بدون کاهش حریم خصوصی فراهم می‌کند.
